Position Summary:
The Project Manager (PM) oversees all aspects of a construction project, from planning and budgeting to execution and completion. This role takes ownership and ensures the project is delivered on time, within budget, and according to specifications by coordinating with architects, engineers, general contractors, and clients; while managing schedules, quality control, safety, and resource allocation throughout the life of the project.
Essential Duties and Responsibilities:
To be successful in this role the following essential duties must be performed:
- Project Management: Serve as liaison for general contractor, architect, engineer, and owner for duration of project. Review proposal, budget, schedule, and all contract related documents. Document in writing, any conflicts, field challenges, delays, changes and cost impacts. Create or review of material take-offs and releases as necessary. Generate RFI’s and communicate changes internally & externally. Oversee the close out process and inform contract administration.
- Schedule Management: Development and implementation of project schedules, sequencing, logistics, and shop/field labor planning and forecasting.
- Regulatory Compliance: Review union requirements, prevailing wage, insurance program, bonding, length of warranties, specimen testing, screening, badging, and all safety requirements, when applicable.
- Quality Review & Control: Review and approve shop drawing in accordance with the contact specifications prior to submission to customer. Accurately log submittals that are consistent with contract guidelines. Verify and approve manufacturers, material finishes, design criteria, and performance requirements.
- Planning & Budgeting: Issue and track purchase orders for materials, supplies, equipment, sub-subcontractors. Quote, negotiate, and track/log change orders to ensure the best profitable outcome. Prepare statement of value for general contractors’ approval. Advise accounts receivable of monthly billing processing. Update Job Progress Reports (JPRs), cost projections and implement strategies as necessary to mitigate fade on profitability and scheduling.
- Cost Controls / Expenditures: Maintain cost control and tracking of materials, labor, equipment cost, ensure budget is maintained.
- Reporting: Report on any project related discrepancies throughout the project to direct supervisor
- Procurement: Review and approve invoices for processing. Accurately complete the sub-subcontract template and acquire the necessary certificates of insurances per geographical region when applicable.
- Shop/Field Operations: Conduct regular site visits to ensure logistics, access, review quality, field issues, confirm progress, and photo documentation. Manage the flow of materials through the shop and deliver to the field.
- Customer & Client Orientation: Maintain, develop, and enhance relationships with Giroux clients. Manage and maintain strategic partner, subcontractor, and vendor relationships.
- Collaboration: Collaborate with field management to ensure installation is in accordance with shop drawings, manufacturer instructions, and company standards. Collaborate with the Estimating, CAD, Accounting, Safety, and Shop/Field Management teams throughout the project.
- Industry Events: Attend external company and industry events — meetings, training, workshops.
- Communication: Communicate with project support and field management team through project completion. Excellent written and verbal communication to interact with general contractors, architects, and consultants.
Education and Experience:
- Minimum of 5+ years’ experience in project management, subcontract glass and glazing.
- Bachelor’s degree in construction management, or related field or discipline.
- Knowledge of construction technology, scheduling, materials equipment and industry standards.
- Experience in curtain walls, interior, exterior, storefronts and tenant improvement projects.
- Demonstrated ability to manage complex projects.
Skills and Competencies:
- Proficient in MS Office Suite, Bluebeam, Procore, Smartsheet’s, and Sage 300.
- Proficient in project planning, scheduling, budgeting and risk management.
- Interpersonal communication skills, both written and verbal.
- Critical thinking, analytical, and organizational skills.
- Ability to analyze issues, identify solutions and make informed decisions.
